The Underwriting Issue No. 01

From broker package to buy-or-pass, in minutes.

X CRE OS reads the rent roll and T-12 and builds the model: every extracted number traced to its document, every assumption flagged as yours. You confirm the price and the comps, and make the call while the deal is still warm.

Free to start. No credit card. No demo, no sales call.

Built by a syndicator. Valoris Capital Partners runs its acquisitions, refinances, and asset reviews on X CRE OS.

The 11pm job

You rebuild the model. Then you defend it from memory.

Every deal lands as a broker package: rent roll, T-12, OM. So you rebuild the model. You re-key the rent roll. You reclassify the T-12. You patch the gaps at 11pm. Then a partner asks where the loss-to-lease came from, and the answer is in cell R47, three sheets deep. You can not open it on the call. You trust the number, or you pass on the deal.

Every package comes in a different format.
There are errors buried in the model and I have to hunt them down.
I am signing a check on a model I cannot fully audit.

The package is not the underwriting. The work in between is the job, and it is the part nobody pays you for.

How it works

From package to a deal you can defend.

X CRE OS reads the documents you already have and produces the underwriting. Every extracted figure links to the document it came from, and anything without a document behind it is flagged as yours to confirm. Click any number and see where it came from.

STEP 01

Upload

Drop in the broker package. The rent roll, the T-12, the OM alongside them. PDF, Excel, CSV, the formats brokers and PMs actually send.

STEP 02

Sourced

Every line is extracted with its source. Loss-to-lease, GPR, OpEx by category, the T-12 monthly trace, all visible, all editable, all traced to the document they came from.

STEP 03

Decide

NOI, valuation across cap rates, loan sizing held to your DSCR and LTV, stabilized projections. An underwriting you can hand to a partner, a lender, or an LP.

The whole job

Every underwriting answers four questions.

X CRE OS answers all four on the same sourced data.

Q1

What is it worth?

Net operating income$746,362
Value at 6.9% cap$10.8M
Price per unit$161,000
Q2

What is the income?

DSCR1.27x
Required equity$2,650,000
Q4

Every analysis is saved, with a full change history. You review the deal, not the model.

We built X CRE OS to run our own shop. Our partners read the model line by line and click into the source when a number does not feel right.

FAQ

Straight answers.

Is my deal data private?
Yes. Your data is yours. Never shared, never sold, never used to train models. A live broker package is confidential, and we treat it that way.
What if the package is messy?
That is the normal case. X CRE OS reads the files brokers and property managers actually send: Excel, CSV, and digital PDF exports from systems like Yardi, AppFolio and OneSite. A scanned or unreadable document gets flagged, not guessed at.
Can I override the numbers?
Always. X CRE OS does the reading and the mapping. You review every assumption and change any of them. You stay the author of the model you sign.
How is this different from the AI tools that just read documents?
Most of them extract data into your spreadsheet and leave the underwriting to you. X CRE OS produces the finished, sourced underwriting. It runs in the browser, not as a Windows Excel add-in, and you can start free without a sales call.
